I have a two bedroom apartment in SF and I am looking to rent out one of the rooms. Is it messed up to not split the rent 50/50? My room is bigger and has a closet, but I want to charge more rent for the other room. They will not be signing a lease and the rent is month to month.
I feel like that is something that is common with sub-letting but Im not sure. Would you expect the other roomate to be pissed off it they found out they were paying $400 more than you?
They're also not putting up the security deposit.
Tell it to them up front just like you told us. point by point, and they'll understand they're paying more because you're taking the risks.
You may turn off a few people, but what's that say about them?
Does your lease allow sub-letting?
Would you be including utilities and also agreeing to never walk around in your boxers?

They will be pissed off when they find out but it's up to you if it bothers you.
I'd tell him up front. "I found the place, paid the security deposit, am responsible to honor the full lease, and am untimately responsible for the apartment." As long as the rent is the going rate it shouldn't be a problem. On the other hand you may have not have much allegiance and have to go through the roomate search more often.
I had a roomate that rented a house and then rented out the extra three rooms. When we were full he paid $0, but when we had one or two rooms empty he paid for those rooms. Everyone thought he was a cheap, asshole. He owns six houses in Californa beach cities now. [wine]

The lease does not allow sub-letting. I called my landlord and ask if a "friend" could stay for a few months and they said yes. I realize that I probably should have asked to just sub-let the room, but the fact is, I could not have them say no.

Utilites would be split straight up 50/50. Compared to before... they would be lucky if I had boxers on!
I have decided that I will not care if they are mad. The rate I am asking is fair for the neighborhood and I was upfront about how much it was going to be. I never mentioned that we would be splitting the rent, just how much they need to pay each month.

Just pretend you own the place ;)
Keep in mind your current plan is
1) very possible to piss someone off and
2) taking place somewhere you can't currently sublet.
That is a recipe for getting calls to the management made.
Honestly though, if you moved into someone elses house and didnt sign a lease, would you assume that you are paying exactly 1/2 the rent? Would you be pissed if you were paying market rate but they had a sweet deal because they were there before you?

The people below me who have pretty much the same apartment are each still paying more than what I am asking. ....ok enough self rationalizing

Just be very careful with picking a tenant. Be selective and don't take someone just because you need to get it rented.

Post up ads at a lot of women-heavy college campuses. That way 1) their parents pay and 2) you might end up with an in-house hot chick with hot chick friends.

There's no reason it has to be equitable or even fair. You're basically the "landlord" for that room and set the rent. What you pay isn't an issue.
I would just tell them how much they need to pay. no reason to mention what percentage of the rent they're paying. if they want to know if they're paying more than you say yes. if they want to know the rent or what percentage, it's not their concern. do they like the place? do they believe it's fair rent? yes, yes, done. if they're not comfortable they can leave.
what's the DMF discount? ;D

I just rented the room. I came clean with my landlord and asked if it was cool to sublet... she said yes! I asked if she wanted to sign a subletting agreement and she said she didnt care and wanted nothing to do with it. She also advised that I write up a lease to protect myself.

The easier way to make extra money is wait until you're about to move out, let 2 dozen people see the room in a day or two. Tell each one of them they can have it in three days, get their deposits, skip town with the cash. Weeee.

I still have an open garage spot, and noone who came to look at the house even had a car! I always thought my two garage spots were gold... :-\
