Got an offer on a great new job that requires a move back north so I have to sell my castle.
Anybody ever done it themselves? Do you HAVE to use an agent? I hate the thought of paying a commision but it seems like a pain in the posterior to do alone. any opinions?

You don't have to use an agent - but it helps... but of course it costs. If you want to do a For Sale By Owner (FSBO) there's resources for you

You'll have to do some reading up about laws in the are etc etc and also make yourself available to answer questions and show your house
My wife was a realtor for several years. We've sold a few homes in our time. ;)

I highly doubt you're going to do it. I know you don't want to hear that. Even with an agent and the advertising, you're not guaranteed it'll sell. Suck it up and pay the commision because the agent is really going to have to work to sell it!

+1 unless your house is in a market of demand...like OBX or something where someone can buy it and rent it as a vacation home rental or something...

the truth is what it is. That is pretty much what the wife and I thought but thought it best to ask. I just hope I don't get killed since I bought at the height of the bubble here.
The new job is in SE Conn. supporting Submarine overhauls and upgrades.

Yes, I am moving back to the Groton/New london area. I lived there for 20 years before the move to NC. now I am going back, despite vowing not to.

I am a real estate agent (though I don't practice right now) and I would highly suggest getting an agent. There is so much that can and will go wrong when trying to sell a house, especially when trying to get it closed. It is more worth the commission than you will ever realize.
You have to set up appointments to show the house, be available at any time to show it. Write up offers and schedule appointments with lawyers, inspectors, pest control, surveys, banks/mortgage brokers, etc.
And, as a FISBO, your info is just not as visible as with a Realtor that is a member of the MLS service, known in the community, and is willing to pay to advertise in many other places because they do it in bulk. They know how to make sales work and streamline the process as much as possible.
Plus, other agents aren't as willing to deal with FISBO sales because the shared commission is not there. This is a big plus for hiring an agent. If they have a buyer's agent that has signed a contract with them, then they are not going to bring their client to look at your home if you aren't offering commission.
You wouldn't attack an important court case by yourself if you weren't an attorney. Basically, the same applies for selling a home, especially in this shitty market.

We did, met with or Realtor last night. Looks like I will be selling the house and a kidney to cover the gap between the value of it and what we owe.
we are less than a mile off the ICWW and a 10 minute drive to Topsail beach. I post a picture this evening (after my wife shows me how)
A good real estate attorney can be more value than an agent if your market is good for selling and you don't mind doing some of the leg work. An attorney takes care of a lot of the important stuff like disclosures and abstract and title for a fraction of what an agent does.
Realistically, even with an agent, it is not a no hassle process - you are still going to have to be around to sign stuff, arrange cleaning, have inspections, etc etc.
