We did, met with or Realtor last night. Looks like I will be selling the house and a kidney to cover the gap between the value of it and what we owe.

we are less than a mile off the ICWW and a 10 minute drive to Topsail beach. I post a picture this evening (after my wife shows me how)

A good real estate attorney can be more value than an agent if your market is good for selling and you don't mind doing some of the leg work.  An attorney takes care of a lot of the important stuff like disclosures and abstract and title for a fraction of what an agent does.

Realistically, even with an agent, it is not a no hassle process - you are still going to have to be around to sign stuff, arrange cleaning, have inspections, etc etc.
