I just rented the room.  I came clean with my landlord and asked if it was cool to sublet... she said yes!  I asked if she wanted to sign a subletting agreement and she said she didnt care and wanted nothing to do with it.  She also advised that I write up a lease to protect myself.

There's no reason it has to be equitable or even fair. You're basically the "landlord" for that room and set the rent. What you pay isn't an issue.

I would just tell them how much they need to pay.  no reason to mention what percentage of the rent they're paying.  if they want to know if they're paying more than you say yes.  if they want to know the rent or what percentage, it's not their concern.  do they like the place?  do they believe it's fair rent?  yes, yes, done.  if they're not comfortable they can leave.

This is pretty much how it went down.  I wrote up a lease and gave them a rate that they thought was fair so it worked out.

The easier way to make extra money is wait until you're about to move out, let 2 dozen people see the room in a day or two. Tell each one of them they can have it in three days, get their deposits, skip town with the cash. Weeee.
If the state had not cut funding for the mental institutions, this project could never have happened.

what's the DMF discount?   ;D

Hell, I've always wanted to live in San Fran...

If you were serious and posted yesterday... it would have been 50/50 on rent.

I still have an open garage spot, and noone who came to look at the house even had a car! I always thought my two garage spots were gold...  :-\

Just be very careful with picking a tenant.  Be selective and don't take someone just because you need to get it rented.

You remember that pregnant dog Katie that was subleasing from John and I, right?  [puke]

Do I remember her?  Of course Mike and I remember her
