I will be in Rome on the 30th, going to a wedding in Florence, I probably will not get time but if I do I will pop in and take a few pics.

How bout bringing back some of those awesome Factory T-shirts from our shrine? XXL please...oh, and don't ask Steve about hooking up to do the exchange either, that won't fly. Have a fun trip Andy.  waytogo

What?, no consideration for FW Sundance Square? That place beats all those non-annexed bedroom communities hands down!

True, perhaps. Still, if they were to base placement on market research, they'd probably put it in Southlake. Or Frisco. Allen. Someplace fairly new and full of acquisitive types.

might be a little to "posh" for Sundance Square plus the rent there I'm sure is outrageous.....beating those communities is a matter of perspective.  I chose to live in Frisco because of TAXES in which Tarrant and Dallas county are high

I wasn't basing placement on a fashionable address where people want to be seen but more on foot traffic that drives people inside your establishment than anything else. Believe me, there is more than enough monitary availability to support "posh" in SS. Actually anywhere in DFW is a money-making area. I still don't know why Margaritaville hasn't come to town. Their management said "Dallas is just not a "destination" city we plan to develope in". San Antonio then!

San Antonio is a FUN town, with probably the most sense and agreement over it's own culture.  Love it.

That being said, the Dallas Art scene is really starting to hop...  I need to get out more!

I know! I LOVE that bridge...  Love the architect, and can't wait to see it completed!  Thought that I was the only one!  That plus the arts district makes Dallas livable.  Very exciting...   When the Nasher opened it felt like Christmas.  Can't wait to see Verdi's Otello in the new opera house...  Hmm, need to buy tickets tomorrow...

Oh and stfu, okie, I pay taxes in big D, while you just drive on my roads  waytogo
