No grounds to sue as the contract was only verbal at this point, if you can call it that. I left a msg w/ his wife agreeing to the asking price, they left town for a week and by the time they were home changed their minds.
I wish we had gotten to the point of a contract cause I would have sued him till he had to ask me to pee.

I'm no lawyer...verbal agreements can sometimes hold water.
I'd initiate a suit just to make him spend some money on defending himself...and to cause him some grief. No way I'd buy his land at this point.

almost pulled the trigger on a mint Cape house on the river in Ipswich that still had its original clam shucking shack on the back of the property in great shape...converted to a 2 car garage and a huge shop.....4 gens in the original family
then I came to my senses, it was an easy 50K plus over what it was worth or will be worth in a few months
be patient, it will serve your best interests in the long run

no, boat ownership is much more complex than that. you have to follow the normal progression of things.
1- lust after boat you want
2- lavish money you cant afford on boat you finally got, but dont have time to enjoy
3- squander money on boat you dont want anymore but need to fix up to sell
4- gripe about how much the boat you cant sell is costing you sitting in (pick one: yard, storage, garage, etc...)
5- sigh in relief when someone finally agrees to take it off your hands

6- burn it out of spite when you finally realize that no one is going to pay you anything for it.
