No grounds to sue as the contract was only verbal at this point, if you can call it that. I left a msg w/ his wife agreeing to the asking price, they left town for a week and by the time they were home changed their minds.

I wish we had gotten to the point of a contract cause I would have sued him till he had to ask me to pee.

I'm no lawyer...verbal agreements can sometimes hold water.

I'd initiate a suit just to make him spend some money on defending himself...and to cause him some grief. No way I'd buy his land at this point.

Like the old saying goes- " a verbal contract isn't worth the paper it's printed on".  I learned that the hard way when I was young.

It's a buyer's market in real estate- you can find something better!
