I'm still wishing I had taken a picture of her face when I interrupted her story about not needing a man because she's got BoB. I jumped in with an explanation of how I like to try "the stranger" from time to time.

Rhodeside's days are numbered.  A project (SP#382 if you want to check the AC Board minutes) has been approved on the site and the approval is valid through 2011.  It will wipe out Rhodeside and the radish.  The question is not if, but when.  The situation is similar to Dr. Dremo's.  Once the numbers work, the project will proceed.  Like many real estate projects right now, the numbers don't work and therefore Rhodeside has a reprieve.

Yeah, Dremos MkII.  If it plays out like Dremos, they will be open for a couple more years.  Dremos was slated for demo in 2005 if I remember correctly - but it didn't actually happen until years later.

actually..Dremo's was sleighted for Demo as part of he reason why Bardo closed...so it was earlier than '05...

the manager last night and I chatted for a short bit and he said that the rumors have been bouncing about for a while and his stride isn't changing and he is treating it as general piece of conjecture until he comes to work and there are chains on the doors saying it is over and done...and quite frankly...that is how I think we should all think of it...the market still isn't healthy and we can expect at least another 6 months of this condition before any light becomes visable....

Eh?  Dremos was in the space that Bardos was.. they never existed at the same time.

I know....Bardo closed partially due to money they needed to put into their brewery system and partially because of the threat of the tearing down the place and they weighed the options and called it quits...a few months passed and the project stalled...and then Dremo's came in and used all the brewing space to put in the pool tables and whatnot and ran till they couldn't...

I'm not sure anyone cares about these fine details and semantics, but there is a significant difference between Bardo's/Dremo's and Rhodeside.  Bardo's/Dremo's delay was the result of a contentious government approval process while Rhodeside is being delayed by finances.

When Bardo's ducked out, it was because the owner was seeking to develop something, but did not have an approved plan.  This means that the owner had no vested right to redevelop the property as was being proposed.   The eventual approval of the development that wiped out Dremo's was quite contentious.  Arlington actually denied the project at one time and things got litigious.  The final approval was essentially the equivalent of a negotiated settlement.  Once the project was approved, things moved along decently, as they snuck in before the condo window closed. 

Rhodeside on the other hand is fully approved at this point.  The owners have a vested right to develop the property as approved and can proceed at their will.  It is at this point solely down to money.  Now that doesn't mean it will happen any faster or slower, but it does mean that the project is "real" in a way that the Bardo's/Dremo's development wasn't for much of the delay it experienced. 

My guess is (and this part I do not know) is that Rhodeside is on a month-to-month or very short term lease and within 60 days of financing coming together, Rhodeside will be gone.  Zoooom's calculus is probably right.  I wouldn't expect much to happen in 2009, but you never know though.  Things could come together at anytime.  I will be very surprised if Rhodeside survives 2010.
