I was hoping renting my apt could be a wash or even be in the black a little, but nope.

selling would get me about 77k

another 40 or so if I cash out my 401k after taxes

as for new work? I have no make the beast with two backsing clue

Thing to keep in mind is that nothing is permanent. Life Changes, circumstances change, two years from now things could be completely different. If you check out now you won't find out. You could be looking back in a year or two or three, thinking who would've thought....
