Who are you using for the modular?

Handcrafted Homes.  We visited a few that a local contractor had build and they looked really well built.

We thought about going that route, but decided the speed of a modular made more sense for us.

Morning!

Interesting talk about building. Not very common here. A mate of mine has been building a 70 square home for about 8 years! He bit off far more than he could chew! Lots of pressure and financial stress. The whole shebang built on a complicated deal of borrowing with a friend/creditor.

Things have turned the corner now though. He had to refinance. His folks sold their place and bailed him out.

His loan is now no interest! Incredible generosity of them.

Teddy, how long does it usually take to see a doctor, obtain a prescription and get it filled? Is there a delay?

My house is framed with 2x4's and some engineered items. The door/window headers are site fabricated 8" tall x 4" thick.

The original house is framed with full 2"x3 3/4" rough sawn lumber and it has withstood more than we could imagine in the past 160 years.

Wind shear has little to do with the reason they switched to 2x6 lumber...the main reason was because the insulation methods required fiberglass batts, or similar, be placed in the stud bays to meet energy codes.

I don't have any insulation in the stud bays, all the insulation is on the exterior, so there is no reason to use 2x6 other than to support Weyerhauser or Georgia-Pacific...or for an interior plumbing wall...which I do have.

You can see on my flikr page.

The interwebs were out for a bit...

That old time 2x4 or in your case 2x3 3/4" was good stuff. Some engineered elements sound good. And the insulation on the outside should add a little as well. I'm thinking that siesmic isnt much of a consideration in your neck of the woods.

One thing that 2x6 studs also help with is a dog chewing through the sheet rock in the garage to try and get into the bedroom. Puppy lab necks are about 6 inches long and so it helps keep them in the garage.  ;)

I don't think the foam as a stiffener does much.

It's more about anchoring the plates to the foundation correctly, and proper nailing of the sheathing IMO.

Some locales require metal strapping between floors, but here we just make certain that the sheathing overlaps the 2 levels. We're not in the plains, or the desert.

OSB/plywood does an amazing job of stiffening a building.

Dogs that chew through sheetrock only do it once in my house...guaranteed.
