After a long time of looking at houses and not finding anything we like in the locations we need we have decided to build.
We have found a 36 acre chunk in the area we want that we like a lot. It has an old farm house, barn and silo on it. Our intentions are to build elsewhere on the property.
I had a meeting with the bank on Tuesday and it went really well :D I have in my hand a nice preapproval letter and am free to try and buy the land.
My dad is my realtor and we wrote up an offer yesterday. I am having him present the offer to the seller in person today at 11 am.
I'm sure they'll counter, but I really want this to work out. I basically have a self imposed window of $10k. If we can't make it work we're walking away.
So everyone cross your fingers, do a dance, begin a voodoo ritual or whatever is customary where you are to wish someone good luck.

B) it would take a lot of cash to bring that house up to snuff. We'll use what we can out of it. The rest will either be dismantled by someone that does that sort of thing or I call the FD and they can train in it and burn it down.

If it's old enough to be post and beam the wood is worth some money - especially if it dates back to the colonial era. It would be worth dismantling if this is the case.
If it's stick construction from the late 1800's on then call the DMF. We'll have a DIMBY there and we'll burn it! :D

Its like going into a restaurant and demanding that you get the absolute lowest price on the meal and then pregnant doging that you got a hot dog and soda instead of a seven course meal of classic French cooking.
It takes basic addition to find out if your contractor is screwing you. A thorough check of his references and visits to jobs he has completed that are similar to yours should let you know it he is qualified. YOU can dictate the way billing handled as well. If you want an up to the minute Cost Break Down with every progress billing your contractor should be able to provide that for you.
Now if you'll excuse me I have to go remove all of that expensive copper flashing and replace it with galvanized. [thumbsup]

On both my parents' large new house and our extensive kitchen remodel, the projects came in under budget and were completed faster than planned. Everything was the way it was supposed to be, too. On the other hand, we're in a small town and knew the people we were working with. It's often different with, say, tract housing or dense developments where things are going up in a great hurry.
ML, i dont think you should sell the old house short...
unless its nothing like what you want in a house, you should look into renovating it.

We could add on, yes. But it's still not where we'd want a house.
It's right on the road (dirt) and we'd never be able to open our windows and keep the dust out.
We will use as much of the original material as we can though.
Also, we have made our counter and drawn the line.

If you are both (buyer and seller) willing to walk, and the deal goes through neither of you are likely to walk away happy.

have you checked with the local municipal people? if the place has an up to date septic the permit should be on file there, and you can find out all kinds of other interesting stuff too. just ask the clerk for the file on (insert lot,book,map info here)
if there is no record, then the septic is probably some old cess pool type, and a bad thing. of course, if you are planning on building new anyway....1000 gallon tank and field will run in the neighborhood of 15k, depending on your market.
also, if many/most old farms have high levels of arsenic in the water table due to all the live stock. easy enough to filter out, but its there.
oh yeah,...if the home was built in the 1700's it is possible you will find a vintage coin somewhere in the roof structure. many folks back then did this as a way to date the place. (or is that only in New England?) edit: sorry, misremembered the build date you posted

Might want to switch to city or co-op water before they start drilling. It'll ruin your ground water source. We have alot of gas wells around here (N. Central Texas). You should see the weird chemicals that show up when we test well water around here.
Some of the stuff that shows shows up in the reservior when we test every so often scares me.

they used to be one big chunk.
The lease runs out in 2016.
It's 50/50 if the decide to come and drill. After that it's 50/50 if they drill on this land or the other piece.
If they drill over there I can never drill my own well.
